We are often contacted by folks who are getting their homes ready for sale. Over the years we have “developed” simple advice that we share. Simply put, if it is broke, fix it. If it needs to be painted, paint it. Replacing rotted trim boards, patching drywall, replacing broken doors, fixing broken windows, replacing broken outlets and switches are just a small example of what we usually advise. Also, having the house show well from the street is always a plus. Installing shutters, painting the trim boards, power washing the siding or brick all help enhance the curb appeal.
As for the interior, patching and painting is the task we are most often asked to do. We try to weigh the return on investment when discussing larger scale repairs or replacement. If the house is going on the market in the very near future, we would address anything and everything that is broken. The logic for this is so the new owner can move in and not have to deal with these repairs. This will give the future owner peace of mind and help speed the sale.
Keeping the yard clean and debris free also helps the house “show” better. We often haul away debris from the yard or garage. Again, the thought behind this is so the new owner can begin living in the home right away. For many, this is very appealing.
Common sense tells us to fix it if it is broken and paint it if it needs painting. Stick by these simple rules and you can sell your house faster! Good luck.
